Fees for Residential Conveyancing
Sale of Residential Property
Our fees cover all of the work required to complete the sale of your residential property including preparing the draft contract pack, liasing with the buyer solicitor and estate agent, completing the sale and redeeming any charges and sending you the sale proceeds.
What we will do for you:
- Obtain completed property information forms from you
- Obtain title documents
- Assist in answering any enquiries received from the buyer’s solicitor
- Negotiating a sale contract
- Negotiating a transfer
- Obtain a redemption statement
- Proceeding to exchange of contracts and then completion of the sale
- Transferring funds by telegraphic transfer to you and any lender
How much will it cost?
Our approach to fees is to be as transparent as possible to allow you to easily understand the total of our fee and budget accordingly. Our legal fees incorporate additional extras which most law firms separate out. For example, it is common practice to charge additional fees for completing a stamp duty form (£90), dealing with your mortgage (£150) and postage and printing (£30); we do not charge these as we consider them a standard part of all conveyancing purchases. Whether or not you choose to work with us on your transaction, when comparing quotes, you should ensure you add all the additional sums to understand the total costs.
Our costs are calculated on the value of the property you are selling
All prices include VAT unless stated otherwise. VAT is currently charged at 20%.

If the property is leasehold, we will charge an extra £695 + VAT to cover the leasehold elements of the transaction.
Disbursements
Disbursements are costs payable to third parking and may include the following;
- Land Registry official copy: £3.00 (no VAT)
- Bank Transfer fee: £36.00 plus VAT
- Money Laundering verification search (per client): £7.20 plus VAT
Purchase of Residential Property
Our legal fees cover all work required to complete your purchase including approving the contract, raising enquiries, reviewing searches, dealing with registration at the Land Registry and payment of stamp duty.
What we will do for you:
- Investigating the title to the property
- Carrying out searches with respect to title and local government information for the property;
- Reviewing replies given by the seller to pre-contract enquiries
- Negotiating a purchase contract
- Negotiating a transfer document
- Advising you in respect of your mortgage offer
- Preparing a report on title
- Proceeding to exchange of contracts and then completion of the purchase
- Transferring funds by telegraphic transfer to the seller’s solicitors and for the relevant taxes
- Calculating stamp duty land tax (SDLT) on the purchase and preparing and submitting to HM Revenue & Customs the appropriate SDLT forms; and
- Registering the purchase and the mortgage at the Land Registry
